10% deposit at signing. 40% at materials drop-off / start of work. 40% at mid-point milestone. 10% on final walkthrough acceptance. Wire, ACH, check, or all major cards (no surcharge). Multi-project bundles get a deeper discount.
For permitted work (kitchens, bath gut, additions, structural), yes — we pull City of Houston / Sugar Land / Katy permits in-house and coordinate inspections. Permit cost is itemized in the quote.
2 years workmanship — paint adhesion, caulk, finish, tile bond. 1 year on outdoor work (deck stain, exterior paint). Material warranties pass through from manufacturer (5–25 years depending on product). Free touch-ups within 60 days of completion, no questions.
